Selling Your Philadelphia Townhouse? Consider These Renovations

Now that the real estate market has recovered from the late 1990’s crash, there’s no better time to sell your Philadelphia townhouse. Median sale price for residential real estate in the City of Brotherly Love is $189,000, compared to $167,800 for all houses sold in Pennsylvania.

To get top dollar for your Philadelphia townhouse, though, you should consider the following renovations.

Selling Your Philadelphia Townhouse? Consider These Renovations

Install Acoustic Wall Panels

Because they are constructed with multiple attached units, lack of privacy is a concern with townhouses. Each unit is adjacent to at least one other unit, with nothing more than a wall separating them.

You can ease prospective buyers’ worries about privacy by installing acoustic wall panels. Also known as sound-absorbing panels, they are installed over a home’s walls to reduce the transmission of sound vibrations. When used in a townhouse, they increase privacy while creating a quieter and more relaxing environment in the process.

Paint the Walls

In addition to installing acoustic wall panels, painting the walls can make your townhouse more appealing to prospective buyers. Over time, paint will flake off, fade and lose its luster. Repainting with a new color, however, will revitalize your townhouse’s appearance.

Painting the walls costs money, but it may increase your townhouse value. Painting the interior of a home offers an average return on investment of 107 percent. If you spend $1,000 on professional painting services, for example, it will add roughly $1,070 to your townhouse value.

Touch Up the Landscape

The landscape speaks volume about your townhouse curb appeal. When prospective buyers check out your townhouse, the landscape is the first thing they’ll see. Therefore, you should touch up your landscape by mowing the lawn, adding mulch to trees and flowerbeds, removing weeds and raking fallen leaves. According to the Associated Landscape Contractors of America (ALCA), an attractive, manicured landscape can increase a home’s value by up to 14 percent while also reducing its time on market by up to six weeks.

Clean the Furniture

If you’re selling your townhouse with the furniture, be sure clean it before inviting prospective buyers to take a tour of the interior. Whether it’s made of leather, suede, acrylic, cotton, polyester or any other textile, all furniture fabrics attract dirt and debris. For pet owners, the problem is even more severe. You may discover wads of your dog’s or cat’s hair on your living room sofa. Dirty furniture such as this deters prospective buyers, some of whom will assume that the rest of your townhouse is equally dirty. Whether you do it yourself or hire a professional upholstery cleaning company, clean your townhouse furniture before placing it on the market.

Update the Kitchen

Consider updating your kitchen with new appliances, lighting, a backsplash and other modern features. Minor kitchen remodeling projects offer a return on investment of 80 percent. Major kitchen remodeling projects, however, offer an even higher return.

Install a Smart Doorbell

A high-tech renovation that can make your townhouse stand out from the countless other properties available for sale is the installation of a smart doorbell, such as the Next Hello Video Doorbell and Ring Doorbell Pro. These aren’t your typical doorbells. They are called smart doorbells because they feature a video camera that streams footage from outside the home to the homeowner’s smartphone or device. Installing a smart doorbell allows homeowners to see who’s at their door even when they are away.

Don’t let your Philadelphia townhouse sit on the market with few or no offers. Perform these renovations to sell it more quickly and at a higher price.
